Tenby was brought on to complete the renovation of a 2,000 SF retail space for Frenchies Nail Salon following the unexpected departure of the original general contractor. With no commercial construction experience, the client needed a reliable partner to guide the project through to completion.
Tenby stepped in as the PM/consultant to manage the final phases of the build-out, coordinating subcontractors, finalizing inspections, and ensuring the space met all regulatory and operational standards.

The Challenge
Tenby took over mid-project, with all permits and contracts tied to a previous general contractor. Subcontractors were hesitant to return, and the ERV unit was severely delayed, holding up the project by three weeks. Inaccurate architectural plans also required multiple revisions, impacting coordination across trades.
Our Solution
Our team relied on proactive and persistent communication to keep the project moving. We contacted each trade partner directly—sometimes daily—to reinforce engagement, resolve scope questions, and maintain momentum. To encourage continued collaboration, we reassured subcontractors by offering upcoming work and transparent scheduling through Tenby.
One of the most significant hurdles involved HVAC coordination. The system’s cost and tight timeline presented a risk, but our selected subcontractor rose to the occasion, delivering quality work despite challenges. We also organized several on-site meetings with trades to adjust layouts and make the mechanical requirements fit within the provided space, ultimately ensuring that the facility met all building and functional needs.
